Garage floors take a beating. Summer heat, winter snow, and ice, cars, oil spills, kids…it all takes a toll. Your garage needs a floor tough enough to keep up with all of this. Your garage is supposed to be a space where you can get dirty working on something without any problems. Instead of just being your workshop it can become a high maintenance problem. Cracks in the concrete, oil stains, lawnmowers, and other equipment are also difficult to remove from porous concrete. Do you want less garage maintenance? How about coating your concrete garage floor with flooring to eliminate the time your spend cleaning and repairing the damage. A beautiful clean garage floor is more pleasant for you to look at plus it keeps your home’s value intact. Coating a garage floor is the best option to avoid lasting damage to the concrete. We would like to give you a few of those garage flooring options…

Epoxy

The first thing you need to know is that garage floor epoxy coatings are not like regular floor paint and that all epoxies are not the same. Epoxy flooring consists of a Resin part and a Hardener part, much like epoxy glue. Before applying epoxy coating make sure the concrete floor is clean and free of debris. Epoxy creates a sturdy bond with concrete. The epoxy coating usually lasts bout 10 years. Colors can be added to epoxy garage floor coating for a decorative look. Epoxy does take about four days to completely dry and cure so be prepared for this non-garage use.

Paint

When selecting paint for your garage floor, make sure to choose paint created especially for garage floors. Mix the paint well and apply a thin, even first coat. Cut in along the edges of your garage with a brush and then use a roller with a medium nap to apply the rest of the paint. The main thing about paint is that paint cannot simply be applied to floors. damaged and dirty floors must be extensively prepped or the paint can peel.

Metallic Epoxy

Metallic epoxy is a special multi-layered epoxy floor coating system that incorporates the use of a metallic additive mixed into a clear epoxy coating to create exotic effects. This metallic powder continues to move through the epoxy as it cures creating the lava flow or pearlescent design. Like a simple epoxy coating, this involves the mixture of two parts to create the hardened resin seal. This truly unique look can bring a drab garage floor to a new level.

Chip

Basically, in a “chipped” epoxy coating system, either thermoplastic PVA or mica “chips” are broadcast into an epoxy color coat. Because the chips are broadcast before the epoxy cures, the chips get embedded. “Full-chip” application means that the chips have been broadcast to the “point or rejection” Primers are applied below the mixture of resins. Finally, a top layer is added as well. Chip coating does not have a strong smell and can be tolerated safely by those nearby.

Polymer – One-day Floor Coating

This has been the first major decorative use of polyaspartics. Several companies have emerged that are selling and installing pigmented polyaspartic garage floors with embedded vinyl flecks or quartz sand beads, similar to epoxy floors. The big selling point for polyaspartics is the speed of the application. A polyaspartic garage floor can be completed start to finish in about 5 hours (an epoxy floor typically takes 5 days). While the materials may cost more, since the contractor can theoretically do the job in a single trip to the site, profits can increase.

When you do decide to update your floor, maintenance will still be required. Sweep or dust mop your garage floor often. Due to the sealed nature of the coatings, you will only need a cloth or paper towel to wipe up spills. Follow these floor maintenance tips to keep the floors in good shape for years to come.
